Introduction
Projected to be a 3-star business hotel with a 4-star
hotel facilities,
the five floors hotel has 170 rooms and
is located just on
the outskirts of the island's capital and the newly
developed industrial district.
Overviewing the Singapore Island, the hotel is only 100
m. from the shoreline and about 500 m. from the Ferry
port to Singapore and surrounding islands.
The construction itself has been erected under a
Singaporean consultant with several other
Singaporean and local contractors and built
according to the strict Singaporean Building
Codes.
The contemplated partner for running the hotel
management is a well-known international hotel
chain.
Preliminary negotiations have been started.

The current status of the project now is
about 68% completed (building) and no more construction
progress at this moment. In fact the activities has
stopped in 1992.
Due to the loss of their main shareholder / financier,
the remaining owners of the project were forced to take
the drastic action of holding the contruction temporarily
to find another financier or acquirer.
However, now the bank is in control of this object and
we are now in a position to obtain this project for a
fair price.
To make strict conditions to both the finishing of the
building and the exploitation of the hotel,
we estimate
that the future value of this project will be tripled
within two to three years. Of course, to challenge this estimation
an appraisal report of an international accepted valuer
has to be draw up to learn the real present value, the
value after finishing the hotel and the value of the
hotel in full exploitation.
We truly believe that this project has a great potential
in the near future.
In conclusion, we offer Investment Companies or Private
Investors to be a partner in this project. For this purpose
forty percent (40%) of the shares of the Holding company,
who is in control of both the real estate and the exploitation
of the hotel, is available to investors.

Relevant historical information about Batam
Island
Batam has
very excellent infrastructures and prepared to
accommodates its sister island of Singapore's
Business and Leisure (Golf-links available on the
island).
Because of its geographic site, Batam Island is
more similar to Singapore rather than Indonesia.
Its tax holiday also make Batam
favorable for buying imported goods, even for
Singaporean.
