1. The Project
Recently, D.N.R. Yacht Trade Ltd. is planning to start a yacht and offshore watercraft retail business on the southwestern coast of Ireland, near Baltimore.
The business will also include the operation of a marina and retailer in nautical supplies and accessories. To that purpose it is the intention to build a four stores on-shore building, incorporating shop, restaurant, changing rooms and three four bedroom apartments.
The additional to build off-shore landing stages will not only facilitate very large vessels, but also ships with a length of maximum 12 meters and small local boats.

Baltimore is a traditional picturesque fishing village and a successful fishing port with houses close above the harbour with sea views over the Atlantic Ocean, the surrounding islands and other areas of outstanding beauty.
The village, which is approximately 14 kilometers (9 miles) south west of Skibbereen, has developed over the years into a popular holiday center and a thriving tourist location providing an abundance of activities and local shopping facilities.
The local authority for the area is Cork County Council.
Site and description
Planning permission has been granted for a marina, restaurant, car parking and pontoon at the development site.
The subject site is just north of the main Skibbereen to Baltimore road (R595), east of the lifeboat station and is on the fringe of Baltimore village. The land has a total site area of 0.746 hectares (1.844 acres) and is irregular in shape, slightly elevated and with good unrestricted frontage onto the shore with views over the Atlantic Ocean.
The property is held freehold, without any restrictions, encumbrances or unusual outgoings, which may affect value.

Competition
The closest marina is at Bantry, 90 kilometers (58 miles) northwest of Baltimore, while the closest chandlery is in Cork, located 120 kilometers (78 miles) eastward from the coast. The Royal Yachting Club of Cork is also situated 100 kilometers (65 miles) away from Baltimore.
Knowing about the stream of wealthy companies and private investors that have chosen Ireland's southwest coast as a location to do business over the past number of years, we feel that we have found a healthy economic environment for our contemplated operation.

2. Mission
The main objective of the Investors is to operate a marina with adjoining restaurant.
Nowadays there is an increasing demand for both active and inactive recreation from the people in the field of Sailing, to become even bigger as income will show a steady growth, as generally believed and predicted.
To avoid a gap between demand and offer it is essential to already realize investments in this sector to compensate any shortage in (near) future demand.
